Residential SMSF lending has closed. Commercial has not.
From 10 August 2026, lenders stopped writing new SMSF loans against residential property. Business real property is a different thing entirely and it is still available, which most people don't realise.
In practice that usually means buying the premises your business already operates from: a warehouse, a workshop, a consulting suite. Your fund owns the building, your business pays it rent at market rate, and the rent builds your super instead of someone else's.
The rules are strict and the lender panel for it is short. I know which ones will look at it and how the structure has to be set up. If it doesn't stack up for you I'll say so early rather than waste your time.
